Orlando Lake Nona Home Inspection Services

GEM Home Inspections & Construction Services, LLC offers rigorous home inspection services to the greater Orlando area.

For all of our inspection services our Certified Professional Inspector (CPI)® will thoroughly evaluate any residential property (including condos and townhomes) and fully communicate the findings, adhering to the State of Florida’s exemplary Standards of Practice.

General Home Inspection

In our buyer’s property inspection, we’ll perform a comprehensive evaluation of most visible and readily accessible components of a home. Each inspection is conducted with a meticulous attention to detail so that our subsequent reports will contain every pertinent item required for you to make an informed decision. We’ll even walk you through the home afterward to familiarize you with the various systems and components.

Inspected areas include:

  • Roofing System (including gutters & downspouts)
  • Structural Components
  • Foundation & Crawl Space
  • Exterior (siding, doors, windows, soffits, fascias)
  • Driveway
  • Attached Garage
  • Deck & Patio
  • Interior (doors, windows, walls, floors, ceilings, stairs)
  • Attic, Ventilation, & Insulation
  • Plumbing System
  • Electrical System
  • Heating & Cooling Systems
  • Built-in Appliances

A basic thermal imaging scan of certain components is included with your inspection services at no extra cost. Infrared thermography allows us to use an advanced IR camera to take colorized photographs that indicate temperature disparities for the scanned area. This can reveal areas of energy loss and moisture intrusion. A comprehensive thermal imaging scan of the entire property can be performed for an additional fee.

Pre-Listing Inspection

This inspection is for individuals who are preparing to put a home on the market. Before you do so, it’s a good idea to first schedule a comprehensive inspection of your property. We’ll evaluate the structure and integrated systems for any defects that could impact negotiations with a buyer. This allows you to make repairs or notate any issues when listing the home so that there is no breach in trust with prospective buyers.

New Construction Inspection

Before it’s time to move into your newly constructed home, you need the assurance that there are no issues that could compromise your safety or necessitate repairs on what’s rightly expected to be immaculate. As construction enters its final phase, it’s a good time to schedule an unbiased third-party inspection so that you can have peace of mind with a protected investment.

New Construction Phase Inspection

Even the best builders are prone to make mistakes—it’s a fact of life that can’t always be avoided. A Phase Inspection can help to ensure that mistakes are caught early enough to not hinder progress on the construction of your new home. We’ll arrive to inspect current progress for any defects or safety hazards at several critical phases throughout the building process: pre-concrete pour, pre-drywall, and just before the builder’s final walkthrough.

11th Month Warranty Inspection

The beauty of an investment as substantial as a new home is that it’s typically protected by a 1-year warranty from the builder. Before that first year has come and gone, we’ll evaluate your home for any emergent defects that weren’t discovered when you first moved in. This could potentially save you time and money if the component happens to be covered under your agreement with the builder.

4-Point Inspection

This inspection is often required by insurance agencies before they’ll issue or renew a policy on an older home (often over 25 years old). We inspect four key areas so that your insurer can verify compliance with their minimum property standards. These areas are: the roof, electrical system, plumbing system, and HVAC systems.

It’s important to be able to have peace of mind when it comes to repairwork. If our original inspection resulted in the discovery of a defective component or deficient area, and you or another party has scheduled repairs with a contractor—then we’ll perform a reevaluation when the repairs have been completed. We’ll check the repairs for compliance with safety protocol and to ensure that any new installations were performed correctly.

Wind Mitigation Inspection

Protecting a home from the weather is a priority for Florida homeowners. When the proper measures are taken, you may also be eligible for numerous home insurance credits. We’ll thoroughly inspect a property to report on which implements are in place and to make recommendations for additional needs. You can present this report to your insurer to see what discounts are available.

WDO/Termite Inspection

Termites are a nightmare for homeowners around the world. Infestations can quickly spiral out of control, and the damage that ensues from their feasting can cost thousands of dollars. We’ll inspect a property for any signs of previous damage or current infestations so that you can determine the best path for moving forward with your prospective investment.

New Home Construction Consulting

Are you planning to have a new home built by a semi-custom or production house builder? Do you feel a little lost and stressed with everything that must be taken into consideration? Drawing from our extensive background in residential construction, we gladly offer professional consulting services. We can meet with you and the builder at any phase of the process to help you ask the right questions and to make sure that all bases are covered.

Pool & Spa Inspection

You want to be able to enjoy your pool and spa in safety and comfort. GEM Home Inspection & Construction Services, LLC will perform a full visual inspection of your pool and spa, as well as all of their components. We’ll check the pumps and other mechanical components to make sure they’re functioning properly and offer our recommendations for maintenance, if necessary.

Thermal Imaging Inspection

While we offer a basic thermal imaging scan of particular components with our inspections if circumstances call for it, there are certain times when you may require a more comprehensive Thermal Imaging Inspection. We will use an infrared thermographic camera to investigate moisture intrusion, plumbing leaks, and to find the root cause of any water you may find in your home before it causes further damage.
